 Inspection Checklist

 

A professional home inspector will visually examine all parts of house and property. Items on your inspection report will include:

 

Foundations, basements, and structures - Basement floor and walls, proper drainage, evidence of water seepage.

 

Exterior siding, windows, doors - Exterior walls, windows, doors, decks, and balconies.

 

Roof - Condition of roof, gutters and downspouts.

 

Garage – walls, doors, floor, opener.

 

Plumbing system – Hot and cold water system, septic or sewage disposal, water pressure and flow, hot water heater.

 

Electrical system – The number of circuits, type of protections, outlet grounding, and load balance.

 

Heating system – Energy source, heating equipment, ducts or pipes, and thermostat.

 

Cooling system – Energy source, cooling equipment, capacity, and distribution.

 

Interior walls, ceilings, floors, windows, and doors – Walls, ceilings, floors, stairways, cabinets, and countertops.

 

Appliances – All home appliances, smoke detectors, antenna, and cable hookups.

 

Fireplace – Chimney, damper, and masonry.

 

Attic – Structure, insulation, and ventilation.

 

Lot and landscaping – Ground slope away from foundation, condition of driveway and walkways.
